<p>The handy illustration points out that in terms of financial investment, many of these home upgrades can offer a better payoff than traditional investments like stocks or CDs.  And depending where you live, incentives like rebates and tax breaks can make the renovation costs substantially cheaper.</p>
<p>These aren&#8217;t just long-term projects, either:  upgrades like low-flow showerheads and programmable thermostats can pay for themselves in less than a year, making them a good choice for renters as well as homeowners.  Larger scale renovations on the other hand, like a green roof or solar array, have the potential to save a homeowner tens of thousands of dollars over the years.</p>

<p>Mexico City is a sprawling city with nearly 9 million residents, and some of the most densely populated neighborhoods in the world.  So how could developers possibly squeeze a 65-story structure into the middle of the city&#8217;s historic district?  Instead of building upwards, a newly proposed design calls for building down into the ground, creating the world&#8217;s first &#8220;earthscraper&#8221;.<br />

BNKR Arquitectura, the architecture firm behind the concept, sees the below-ground structure as a natural solution to the area&#8217;s need for more space.  Local laws restrict the removal of existing historic structures, and even if developers could find an empty lot, new buildings in the neighborhood are limited to 8 stories in height.<br />

The designers envision a huge inverted pyramid that could house offices, homes, retail stores, and even special use spaces like museum galleries.  The main city square above, known as the &#8220;Zocalo&#8221;, would be preserved &#8211; its pavement replaced with transparent panels that would allow plenty to natural light into the massive atrium below.<br />

The concept is purely theoretical for now, but some of the design solutions proposed by BNKR architect Esteban Suarez are pretty clever.   For example, a series of  landscaped &#8220;earth lobbies&#8221; within the structure would help filter the air, fiber optic filaments could transmit natural light into enclosed areas, and groundwater surrounding the structure could be used to drive electricity-generating turbines.  Such a structure could also presumably take full advantage of geothermal heating and cooling; some of a skyscraper&#8217;s logistical challenges, like pumping water to the upper floors, could also take advantage of gravity to be much more energy-efficient.<br />

<p>A company called <a href="http://www.digitallumens.com/" rel="nofollow"  target="_blank">Digital Lumens</a> has introduced product that networks LED lights together to form an &#8220;intelligent&#8221; lighting system. The system can turn on lights if people are present in a room, and adjust brightness levels over the course of a day. Overall, the system can cut lighting costs by 90% for commercial sites like warehouses. A real world example is the installation at <a href="http://refrigeratedtrans.com/warehousing/interstate_warehousing_installs_digital_lumens_systems_0901/" rel="nofollow" >Interstate Warehousing</a>, which reports that they are now savings of more than $30,000 per year to operate the new section of the warehouse, and around 771,000 pounds of carbon dioxide (CO2) have been reduced annually. <span id="more-9665"></span>Each light engine in a Digital Lumens system contains three independently LED light bars, onboard controls, occupancy sensor, and a wireless antenna.</p>

<p>The system also collects performance data – how much energy each luminaire has used, run time hours, occupancy rates – and shares that in web-based reports on energy use.</p>

<p>The Highbay version produces spotlight effects for storage racks. The Midbay version produces dispersed light for open environments and is available in two color temperatures. Both versions are intended to replace 400W HID, HPS, and T5 or T8 fluorescent lighting.</p>
<p>Currently, the Digital Lumens system is aimed at commercial sites only. The company claims the system will realize cost savings within as little as two years.</p>

<p>The color temperature of light is measured in degrees Kelvin. Lower-temperature white LEDs (around 2,000-4,000 K) are <em>warm</em> (yellowish white) like incandescent bulbs. White LEDs with higher color temperatures (above 5,000 K) are <em>cool</em> (blueish white). Whether warm or cool light is desirable is a matter of preference, but many people find warmer tints of white easier on the eyes and more relaxing.<span id="more-9557"></span></p>
<p>Engineers are able to finely tune the color temperature of LEDs, so LEDs that closely resemble the warm color of incandescent bulbs are widely available. The character of the light isn’t exactly the same—LEDs appear more direct and pure—but LEDs cost less to operate, last longer, and run cooler than traditional bulbs. It casts an even, oval-shaped light pattern that can be directed with great flexibility thanks to this lamp’s three-joint construction. Each section pivots independently, permitting a maximum reach of over 40 inches. The Z-Bar can be mounted on its included 9”-diameter stand or clamped onto the edge of a desk or table. Its aluminum and plastic body is well-built and contemporary. Amazon reviewers give Z-Bars mostly four- and five-star reviews, praising the space-maximizing design and light quality. There are a few complaints about the price and the level of brightness (too low for some). Other comments we found in forums and on blogs are overwhelming positive, with authors such as Landis Carey of Re-Nest stating, “&#8230;after using the light on a daily basis over the past (almost) three years, the lamp has been tested, stressed and has proven to be long-lasting and durable.”</p>

<p>Sitting near Joshua Tree, California in the Mojave Desert is an energy efficient new home and studio built by architect Walter Scott Perry of <a href="http://www.ecotechdesign.com/?feut_proj=high-rise-bridge" rel="nofollow"  target="_blank">ecotechdesign</a> out of six re-purposed steel shipping containers. Also known as the Tim Palen Studio at Shadow Mountain, the 2,300 square foot home is the first permitted shipping container house to be built in the Mojave Desert. In true hybrid style, based on the Toyota Prius concept of efficiency, the home design combines pre-engineered building with energy conservation features such as a solar home shading system, a movable living green roof, and a 10,000 gallon water storage tank plus a separate 3,000 gallon tank for rainwater harvesting capability. <span id="more-9136"></span></p>

<p>The 1 bedroom, 1.5 bath, 2-story home was built with a client-requested photography studio and separate storage building. The steel framework and insulation system not only administers energy efficiency that exceeds California code requirements by 50%, but also provides exceptional strength for protection against wind, earthquake, and fire.  To protect against the desert heat and wind, a perforated metal shade wraps the roof, south-facing walls and the solar breezeway which serves to direct a natural flow of air into the home. The house can also be heated and cooled with a ductless, mini-split heat pump system.</p>

<p>The large windows and doorways capture daylight as well as help with ventilation and evaporative cooling. The 160 square foot green roof hosts native desert plants and sedums irrigated by greywater to absorb heat, dust, and CO2. The photography studio is lit with six 22-inch solar tubes that can be manually controlled.</p>

<p>Great ideas for sustainable development sometimes just remain abstract concepts &#8211; that is, until they&#8217;re put into practice where they can serve as a showcase for their real potential.  Such was the case with Chicago&#8217;s Center for Green Technology, the country&#8217;s first LEED Platinum municipal building &#8211; and an inspiration for subsequent development both in Chicago and nationwide.<br />

<p>The Center for Green Technology is today a shining example of environmentally responsible building, but in the mid 1990s the site where it stands was a wasteland.  Sacramento Crushing, a construction-debris removal company, had let the property deteriorate into a 17-acre dump.  Illegally deposited rubble had risen into mounds as high as a seven-story building, until a court order put Chicago&#8217;s Department of the Environment in control of the property and the necessary cleanup.</p>

<p>The cleanup was no small task, but even the site preparation was done with sustainability in mind.  Over 600,000 tons of concrete waste was removed from the property, but much of that was recycled and used for other city projects.  In fact, the parking structure at Chicago&#8217;s landmark Millennium Park contains recycled concrete from the old Sacramento Crushing yard.</p>
<p>When architects Farr &amp; Associates completed CCGT in 2002, many of the building&#8217;s features were truly groundbreaking.  The structure incorporates design elements like geothermal heating, recycled-paper ceiling tiles, and a naturalized detention basin to handle water runoff.  And the firms that do business inside the building were picked because their missions mirror that of the facility itself.  According to CCGT:</p>
<blockquote><p>&#8220;To match the vision of the building, DOE selected tenants who are environmentally focused. Current tenants include Greencorps Chicago, the city&#8217;s community landscaping and job training program, WRD Environmental, an ecological landscape design/build firm, and Whitney Wood Works, a business that specializes in non-toxic, earth-friendly cabinetry and woodworking for both residential and commercial clients.&#8221;</p></blockquote>

<p>The Center for Green Technology also offers a range of sustainable building resources for both individuals and large-scale developers.  The Green Building Resource Center and the &#8220;GreenTech U&#8221; program help educate homeowners and builders about topics ranging from interior design and gardening to architecture and construction management.</p>
<p>Since the CCGT opened its doors, and largely thanks to the example it set, Chicago has become a model of sustainable urban design.  The city currently has 124 LEED-certified buildings, more than any other city in the country, including 32 municipal facilities (since 2004 all new and renovated city buildings have been built to LEED standards).  Chicago also leads the nation in <a href="http://www.metaefficient.com/architecture-and-building/green-roofs-efficient-design-starts-top.html" target="_blank">green rooftops</a> with over 4 million square feet of green roof space.  And other city projects like the <a href="http://www.metaefficient.com/architecture-and-building/chicago-green-alley.html" target="_blank">Green Alley Initiative</a> have further improved Chicago&#8217;s sustainability and quality of life for its residents.</p>

<p>The CCGT and more recent city developments have been great examples of &#8220;sustainability that makes sense&#8221; &#8211; they have encouraged many developers to pursue sustainable designs that make good economic sense as well as being easier on the environment.  As &#8220;green&#8221; building practices have become commonplace in Chicago, the construction costs of LEED-certified buildings have dropped to a level competitive with older non-LEED approaches &#8211; and reduced operation costs add far more substantial savings.  This shift has also created a great environment for startup technologies and private developers, like <a href="http://www.metaefficient.com/renewable-power/rooftop-wind-turbines-ready-for-commercial-use.html" target="_blank">urban wind-turbine designer Aerotechture</a> and large-scale commercial projects like the proposed <a href="http://www.metaefficient.com/architecture-and-building/innovative-tower-to-feature-atrium-of-wind-turbines.html" target="_blank">Clean Technology Tower</a>.</p>

Chlorine has long been the most common tool for keeping pools free of bacteria and algae &#8211; but it has its drawbacks, and there are alternatives.</p>

<p>An efficient alternative pool sanitizing system can minimize the expense, time, and effort of chlorination, as well as its nasty side effects. <p>Chlorine is actually a very effective sanitizer for applications like pools.  But many swimmers don’t like the smell and feel of chlorine, or its bleaching effect on hair and clothing.  Over time, it can also cause corrosion and damage to pool liners and equipment like pumps, resulting in expensive repairs.  Pool owners must constantly add quantities of chemicals to the water, and the expense adds up.</p>
<p>Possible health effects of concentrated chlorine are another drawback.  When chlorine combines with organic material (like sweat, hair, and all the other things that swimmers can introduce into pool water) it produces compounds like chloramines and nitrogen trichloride – which have been linked to a host of health problems, including lung disorders like asthma.</p>

<p>It’s worth noting that most alternatives for maintaining pool water still require a small amount of chlorine for residual sanitizing.  A system that pumps water through a purifier for its primary cleaning must still be able to quickly eliminate any pathogens introduced into the main body of pool water, and areas like pool walls need to be kept free of algae.  But the required amount and concentration of chlorine can be drastically reduced.</p>
<p>There isn’t a single “best” system for every pool, but here is a look at some alternatives to traditional chlorine systems for keeping swimming pools clean and clear.</p>
<p><strong>Ozone Pool Systems</strong><br />
Ozone is a powerful oxidizer, which means it can be a very effective water sanitizer when circulated through a pool.  Most pool systems utilize either an ultraviolet light source or a corona discharge tube to convert ambient oxygen in the air (O-2) to ozone (O-3), which is then injected into the jet system of the pool.</p>

<p>Ozone dissolved in a pool’s water oxidizes impurities, and it also helps encourage oils and particulates in the water to clump together so they can be filtered more easily (be sure to step up your filter maintenance accordingly to avoid clogs).  Ozone won’t directly alter the acidity of pool water, so users may find it easier to balance the pH levels.  And ozone systems can easily be retrofitted to treat the water in existing pools.</p>

<p>Water circulation is important in this type of system to ensure distribution of the ozonated water.  Ozonated water must still be treated with a “backup” sanitizer like chlorine to quickly neutralize any pathogens introduced by swimmers, but only about 20% as much chlorine is needed compared to a traditional pool.  Also, water typically remains clearer for a longer period of time with ozonation than with chlorine systems.</p>
<p><strong>Ultraviolet Light (UV) Pool Systems</strong><br />
A UV pool treatment system uses an ultraviolet light source to kill pathogens as the water circulates through the sanitizer unit (which shouldn’t be confused with the UV lights that can be used to produce ozone).</p>

<p>Ultraviolet light does a good job of eliminating pathogens in the water that flows through the disinfection point, but since there is no residual sanitization throughout the rest of the pool, and since these systems won’t maintain water clarity on their own, a supplemental treatment like chlorine must be used.  But similar to ozone systems, UV systems let users substantially cut the amount of chlorine required, reducing usage by up to 70%.</p>

<p>Another advantage: in addition to killing bacteria and viruses, ultraviolet light can also be very effective for eliminating protozoa such as cryptosporidium, which chlorine alone can be very slow to eliminate.</p>
<p><strong>Metal Ion Pool Systems</strong><br />
A number of “metal ion” systems have emerged on the market in the last few years that utilize metallic bars (such as silver and copper) for ionization to treat pool water.  While this approach can help prevent the growth of algae and reduce bacteria, these systems alone are generally not able to kill pathogens quickly or thoroughly enough to be used without supplemental chemicals like chlorine – even though some are marketed as “chemical-free” systems.  In addition, these systems may require water pH to be maintained at very low levels, which can void warranties on equipment like pool heaters.</p>

<p>Proponents of natural pools contend that they are the “greenest” option available.  They point out that natural pools require no toxic chemicals, add vegetation to the landscape, and can even help support local wildlife.</p>

<p>So where does this leave you, the pool owner?  If you want to move away from a traditional chlorine-only system in your pool:</p>
<p><em>Do your research</em>.  No one system is the “best” for every user.  And remember that sometimes the “experts” have their own interests in mind.  A salesman might neglect to mention the drawbacks of one system, or unfairly discourage users from another system simply because it’s unfamiliar.</p>
<p><em>Don’t change just for the sake of change</em>.  Maintaining a safe and healthy pool is your first priority.  An alternative system that seems innovative or user-friendly is useless if you aren’t sure it also properly treats the water you’re swimming in.</p>
<p><em>Know your needs</em>.  Do you occasionally swim solo in a small lap pool, or do you frequently host huge pool parties in a mini-ocean?  Also, be realistic about how much work you’re willing to do.  Some owners love to learn about the equipment and tinker with the setup, while others want a self-contained system that they never need to think about.</p>
<p><em>Consider your existing setup</em>.  If you’re outfitting a new pool, you can start (literally) from the ground up.  If you’re retrofitting an existing system, make sure any new system is compatible with existing equipment like pumps and filters, and find out if performance or warranties will be affected.</p>

<p>A sprawling, lush lawn can be a major drain (literally) on water resources.  Don’t worry, you can still have a beautiful and functional outdoor space &#8211; just be smart about it. Remember, the Environmental Protection Agency estimates that in the US, landscape irrigation consumes over 7 billion gallons of water a day, and a whopping half of that is wasted thanks to over-watering and evaporation.</p>
<p><em>Water intelligently</em>.  Less frequent, heavier waterings will maintain a healthy lawn with less overall water usage.  More importantly, this will also encourage deeper root growth, making grass more tolerant of hot, dry spells.</p>
<p>While you’re at it, make sure all that water is actually getting into the ground.  Watering early in the morning or late in the evening will help minimize evaporation, as will skipping the watering on windy days.</p>

<p><em>The power of mulch</em>.  A 2-4” layer of mulch spread around the base of trees and plants will help retain moisture and reduce evaporation, meaning less watering will be needed.  Create a slight depression in the center to further help retain water and prevent runoff.</p>

<p><em>Rain beats a sprinkler any day</em>.  Rainwater is the ideal water source for outdoor plants – it’s free, and contains none of the chlorine found in tap water.  Depending on the weather, you might not actually need to do any additional irrigation, so don’t risk over-watering if you don’t have to.</p>

<p>Using a commercial carwash is generally easier on you and the environment.  Commercial carwashes are usually much more efficient than at-home washing, and they often recycle their water.   A typical commercial carwash might use around 30 gallons per wash (roughly equivalent to a bath) instead of literally hundreds of gallons when someone lets their hose run in the driveway.</p>
<p>If you need to wash your car yourself, don’t let the water run into the gutter while you scrub. <p>And since you’re using a biodegradable soap (you are, right?) try parking your car on the lawn while washing.  The grass will get a watering, and the runoff won’t run into the sewer or evaporate off the driveway.</p>

<p><em>Check your fixtures and pipes</em>.  Give your household plumbing a good look.  Do you see any leaks, even just tiny drips when a faucet is turned on?  All those drops add up.  A leaky faucet washer can waste tens of gallons of water per day, so why pay for all that water you aren’t using?  Plus, by sealing the leak, you’ll avoid the maintenance nightmare of repairing water damage if the little drip turns into a raging flow.</p>
<p><em>Check your meter</em>.  Take a look at your water meter before you leave home to run your errands, then check it a couple hours later when you return (and you know there has been no water use.)  If you see any change on the meter, there’s a leak somewhere.  Find it and fix it.</p>
<p><strong>Next Stop: The Kitchen</strong></p>
<p><em>Reuse kitchen water</em>.  Instead of wasting it down the drain, use a pail to collect the water you use for rinsing vegetables or cooking foods like pasta or potatoes.  The added nutrients make it great for watering a garden.</p>
<p><em>Don’t let the water run… and run…</em> Of course, this is good advice in the bathroom too, but it’s especially easy to waste water in the kitchen.  Make the effort to turn off the faucet when you don’t need it, even for a couple seconds – the water savings will add up quickly. <p><em>Use the dishwasher</em>.  This is an indulgence you can feel good about.  A modern, energy-star rated dishwasher loaded to capacity will use less water and energy than hand washing in the sink.  And you can generally skip the pre-rinse, further reducing water use.</p>

<p>Bosch is an industry leader when it comes to efficient dishwashers.  The <a href="http://www.amazon.com/Bosch-SHE68E15UC-Evolution-Semi-Integrated-Dishwasher/dp/B002C9MYN8?tag=metaefficient-20" rel="nofollow"  target="_blank">Bosch SHX68E Evolution 800 Plus</a> is extraordinarily energy efficient, and uses just 1.56 gallons of water per cycle.  Fair enough, this is the Rolls Royce of dishwashers ($1,732.56 at Amazon) but all major manufacturers now offer their own energy star models.</p>
<p>If you must wash by hand, don’t let the water run constantly.  Fill the sink with soapy water, wash the dishes, then refill with rinse water.</p>
<p><strong>Bathrooms</strong></p>
<p><em>Sorry, baths</em>.  Despite the very name of the room, baths are a killer when it comes to household water conservation.  Showers use a fraction of the water compared to baths, so avoid the full-on tub soaking whenever possible.</p>
<p><em>Go low-flow</em>.  New low-flow showerheads match the performance of older, wasteful designs, while drastically cutting water consumption.  One of the best is the <a href="http://www.amazon.com/75152-Amplifying-Adjustable-Showerhead-H2OKINETIC/dp/B000LV7W4K?tag=metaefficient-20" rel="nofollow"  target="_blank">Delta Water Amplifying Low-Flow Showerhead</a> ($29.98 at Amazon), which uses just 1.85 gallons per minute in its low-flow mode, yet maintains impressive water pressure for rinsing.</p>

<p><em>Shower smart</em>.  Unfortunately, it’s easy to get distracted in the shower, what with all the singing and pondering the mysteries of the universe.  But try to keep it short – reducing a shower by just two minutes can easily save 100 gallons of water each month.</p>
<p>A nifty little gadget to help you avoid wasting water by being aware of how much you’re using is the Water Pebble, designed by Paul Priestman.  The Water Pebble is placed in a sink or shower, and uses green, yellow, and red indicator lights to give a quick visual reference of how much water is being used. <p><em>And While We’re Talking Bathrooms… </em>Low-flow toilets are good, but toilets with a dual-flush option are even better.  One of the best is the <a href="http://www.amazon.com/Caroma-989646W-Caravelle-One-Piece-Dual-Flush/dp/B0014E7QIA?tag=metaefficient-20" rel="nofollow"  target="_blank">Caroma Caravelle</a> ($369 at Amazon) which performs just as well as many older high-flow designs but uses only 0.8 gallons per flush for liquids, or 1.6 gallons for solids – which can translate into annual utility savings of $100 in water-restricted areas.</p>

<p>Finally, don’t use the toilet as a trash can.  Even with a low-flow design, flushing a tissue or a cigarette butt is an unnecessary waste of water.</p>

<p>Rainwater is great for watering indoor plants.  It’s free, and it’s actually better for your plants than using municipal water from the faucet.  Rainwater contains no chlorine, and its ambient temperature is easier for plants to tolerate than cold tap water.
